Great opportunity! Very desirable lot and location. This property will forever be private since it covers both sides of the road and has tree line on the remaining three sides. It will forever be quiet too since it is one of a handful of buildings on a dead-end dirt road. The lot is spacious with an inviting lawn with a beautiful red maple tree and a lovely large evergreen tree. The lot has more than 200 feet of road frontage on each side of Chickering Road.

Owner built. Roughly 24'x24' building with a loft. Structure is sound and is partially finished inside. Propane and wood heated as well as wired for electric baseboard (registers are on property). Well insulated (6" fiberglass). Can sleep 4 in the loft and 2 on the main floor. Most items in the building are included with the stale except for some tools personal belongings to be removed prior to a sale. Has been used as a deer and summer camp. The woodstove could use some love but has always kept us warm at night through all hunting seasons and even for some mid-winter "roughing it" snowmobile weekends. The building is on piers and would need to be raised in order for a foundation or better plumbing access if the intent is to upgrade the existing building. A large deck (the entire 24' front of the building) is a great place to sit and relax on a summer afternoon. Metal roof is in good shape and has never leaked.

This property has been in the family since the 1970s, original camp was a trailer that suffered a fire. Owner and his sons build the camp around 1987 and has many wonderful memories but time marches on.

Water was likely installed in 1965 when the lot was established. It is a shallow well, not potable and not appropriate for deep winter use (we have used it through all of the hunting seasons). The well has served its purpose for camp needs however would need to be updated or replaced for year-round use or new build. The well is located on a neighboring property with fully recorded/deeded rights and access.

Septic was also likely installed in 1965 (steel tank). Nothing more is known except that it has never failed and is functioning. A new system would need to be permitted/installed for a new build.
